These terms govern your use of hussnan.com and the calculators, assessments and articles on it. By using the site you accept them. They are between you and Hussnan Nadir, trading as Hussnan Strategic Advisory, a sole trader based in London.

The appraisal tools

The calculators on this site produce estimates from the figures you give them. They are modelling tools, intended to help you think about a scheme quickly and to see how the numbers move. They are not valuations, they are not a Red Book valuation within the meaning of the RICS Valuation Global Standards, and they are not financial, investment, planning, tax or legal advice.

Every output depends entirely on the assumptions you enter. A residual land value, a yield, a return on cost or a capital value produced here reflects your inputs and nothing more. It has not been checked against the property, the market, or anything else.

Do not use these outputs as the basis for buying, selling, lending, borrowing or committing to a scheme. Before you act, have the numbers verified by a suitably qualified professional who has seen the actual site, the actual planning position and the actual costs.

The Article 4 check

The HMO tool checks an address against published Article 4 direction data from planning.data.gov.uk. That check is worth doing and it is honest about what it finds, but it has limits you need to understand.

A result saying no direction was found means no direction has been published in that dataset for that location. It does not mean no direction exists. Not every authority publishes its directions there, coverage varies, and boundaries can be approximate. Equally, a direction that exists may not apply to the change of use you have in mind.

The only authoritative answer comes from the local planning authority for the property in question. Confirm with them before you rely on it, whatever the tool said.

Documents you upload

Where a tool accepts a planning document, that document is analysed to extract figures from it. Automated extraction can misread a document, miss something in it, or report something as absent when it was supplied. Anything extracted is a starting point to be checked against the source document, which remains the authority. Do not upload anything confidential that you are not free to share.

The articles and assessments

The writing on this site is general commentary drawn from real work. It is not advice on your circumstances, and reading it does not create a client relationship. The assessments are structured self-reflection tools; their scores and archetypes are indicative and are not a professional evaluation of you or your business.

Paid reports

Where a report is offered for a fee, the fee buys the report described at the point of purchase and nothing more. It is produced from the information you supply, and the same limits above apply to it: it is a modelling exercise, not a valuation or advice. Payment is taken by Stripe. If a report fails to be delivered, or is not what was described, contact me and I will put it right or refund it.

Because a report is produced and delivered digitally and immediately, the usual fourteen day right to cancel does not survive delivery once you have asked for it to be produced. That does not affect your rights if what you receive is faulty or not as described.

Advisory work

Nothing on this site is an offer of advisory services or the start of an engagement. Consultancy work is governed by a separate written engagement letter agreed in advance, and where that letter and this page disagree, the engagement letter wins.

Using the site

You may read the site and use the tools for your own purposes, including your own commercial work. You may not copy or republish substantial parts of it, scrape it at scale, attempt to interfere with it, or present its output as your own professional advice to someone else.

The content, design, articles and tools are owned by Hussnan Nadir. Quoting a short passage with attribution and a link is welcome. Reproducing an article is not.

Availability

The site is provided as it stands. Tools are added, changed, taken down for rebuilding and occasionally removed. I do not promise it will always be available, always be correct, or always behave the same way.

Responsibility

Nothing here limits liability for death or personal injury caused by negligence, for fraud or fraudulent misrepresentation, or for anything else that cannot lawfully be limited.

Subject to that: the free tools and content on this site are provided without warranty, and I am not liable for loss arising from decisions made in reliance on them, including lost profit, lost opportunity, or loss on a transaction. Where you have paid for a report, my liability in connection with it is limited to the amount you paid.

This is not an attempt to disclaim responsibility for doing bad work. It reflects the fact that a calculator cannot see your site and I cannot check the assumptions you typed into it.

Data sources

The tools draw on public datasets including Ordnance Survey and ONS postcode data, planning.data.gov.uk, Energy Performance Certificate records and HM Land Registry price paid data. Those datasets are published by others, carry their own licences, and can be incomplete or out of date. Their accuracy is not warranted here.

Privacy

What the site collects and who sees it is set out in the Privacy Policy.

Changes and governing law

These terms may change; the date at the top changes with them, and the version in force is the one published when you use the site. They are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
